Choosing a boiler for a large flat

Four- and five-apartment flats with genuine simultaneous hot water demand — several bathrooms, a household that showers back-to-back in the morning — sometimes suit a system boiler and cylinder better than a combi, even though space for a cylinder can be tight in these buildings. Smaller flats with more modest demand are often well served by a combi.

Flue routing and conservation considerations

Getting a compliant flue route out of a mid-floor or internal flat is one of the trickier parts of these jobs, and it's assessed properly at survey rather than assumed. Where a property sits within a conservation area, the external appearance of flue terminals and any changes to the building can be a genuine constraint, and we'll flag that early rather than after a quote is agreed.

Where the existing flue route already works well, reusing it with a new boiler is often the simplest and least disruptive option.

Existing pipework and shared systems

Older tenement flats sometimes have pipework that's been altered over the years, occasionally interacting with neighbouring flats or communal risers. We check this at survey, because a new boiler fitted onto pipework that's fighting it won't perform as it should.

Flushing the system, fitting a filter and adding inhibitor is standard on these installations and helps protect a new boiler from years of accumulated debris.
